1. VAYA Zell am See — the all-rounder for families
The property sits at 936 metres on a plateau above Zell am See, inside the Schmittenhöhe ski area. Three runs end directly at the hotel, and the Schmittenhöhebahn, TrassXpress and Sonnenalmbahn are immediately adjacent. Among the properties checked, that is the most complete slope access.
What matters for families: the ski school and ski rental are in the building, and there is a beginners’ lift with a magic carpet on the grounds. Children do not have to be walked to a lesson carrying gear — that is the difference between a relaxed ski morning and an exhausting one. Add a heated ski depot with direct slope access, an indoor pool, steam bath, sauna and hot tub. 66 rooms.
Important: the property was formerly called Alpinresort, so older reviews still sit under the old name. Rooms are only partly refurbished — ask about the category. And the location above town means you need the lift or the shuttle for an evening in the centre.
Who it suits: families with children in ski school. Anyone who likes going out in the evening is in the wrong place up here.

ALPIN stands directly beside the cityXpress valley station, at the entrance to the Schmittenhöhe ski area, which the Ski ALPIN CARD connects to a network of around 408 kilometres of piste. At the same time it is only about 200 metres — a three-minute walk — to the centre of Zell am See, and seven minutes to the lake.
No other property in the region offers that combination: you set off straight from the door in the morning and walk to dinner in the evening. Ski rental and a sports shop sit beside the lift, and ski passes are sold at the hotel. The wellness area has an indoor pool, two saunas, a steam bath and a relaxation room.
Important: at 39 rooms the property is small and sells out early in the school-holiday weeks. The last refurbishment was around 2016 — solid, but not new. There is no ski school in the building.
Who it suits: couples and families with older children who want to ski by day and not be stuck in the hotel at night.
Check availability3. Berghotel Schmittenhöhe — sleeping at 2,000 metres
The property has stood on the Schmittenhöhe summit since 1874, right at the top station. The slopes begin at the door, and you get sunrise and sunset above a sea of cloud long after the day visitors have gone back down. The panorama spa is included in the rate: two panorama saunas at 60 and 90 degrees, a steam bath, an infrared cabin, a Kneipp pool and a relaxation room. Rooms were refurbished in 2018.
Important — and the reason this one does not suit everyone: it is reachable only by cable car. The last ride up is around 16:45, the first ride down on departure day at 09:00. Dinner in the village, a spontaneous errand or a flexible arrival are all impossible. Notable for a ski hotel: according to its own website there is no ski depot, ski rental or ski school on site. And the hotel itself words it more carefully than many portals — it says it is not located at the lifts but above them.
Who it suits: couples and experienced skiers who want exactly this isolation. Not for families with toddlers or anyone who needs flexibility.

ZAGLGUT sits above Kaprun with access to the Maiskogel–Kitzsteinhorn ski area via the 3K K-onnection. The lift operator itself lists it as accommodation on the piste. It consists of 12 chalets and 13 suites for two to eight people, some with a private sauna and outdoor tub, plus an infinity pool, Finnish and herbal saunas, a steam bath and a yoga room. Air conditioning was added in summer 2026.
Important: the property words the descent from the door with an explicit caveat — “as soon as snow conditions allow it”. In a thin winter, do not count on it. No ski depot, rental or ski school on site is documented anywhere; ask before booking if you are arriving with a lot of gear. It is about a 15-minute walk downhill to the centre of Kaprun, so in practice a car or shuttle.
Who it suits: couples and groups who want their own chalet with a sauna and prefer Kaprun as a base.

This property is explicitly not ski-in/ski-out — and still belongs on this list. The reason: by the hotel’s own FAQ it is 300 metres on foot to the Maiskogelbahn valley station, from where the 3K K-onnection takes you to the Kitzsteinhorn without a car. If the glacier is your main target, you are better placed here than at some property sitting on a valley run.
There are rooms and apartments for two to eight people, Finnish and herbal saunas, ski rental right next door and a ski school partner a few minutes away with a five per cent discount. The TAUERN SPA is a 15-minute walk.
Important: there is no pool. Reception is staffed only from 08:00 to 20:00, and parking costs around 8 euros a day. Other sources quote 250 or even 100 metres to the lift — we use the 300 metres from the property’s own information.
Who it suits: committed skiers heading for the Kitzsteinhorn, and anyone arriving without a car.

A ski week with children is the trip most likely to need one big unit rather than two rooms. Checked against each property’s own pages:
- ZAGLGUT — the Berg-, Gletscher-Spa- and Panorama-See-Chalets are 120 m² for two to eight people, three bedrooms and four bathrooms, free-standing, with a full kitchen: oven, dishwasher, induction hob, fridge-freezer. The most self-sufficient option of the five by a distance.
- AlpenParks Orgler — apartments with kitchens for two to eight; the Alpine Dreams at 85 m² takes six to eight. Counter-intuitively the larger 108 m² penthouse sleeps only four to six, so ask by headcount, not by square metres.
- Berghotel Schmittenhöhe — the Maisonette and family suites, 40 to 75 m², take three to six. Notable for a summit hotel.
- VAYA Zell am See — the 45 m² Panorama Suite is max. 5; the two-bedroom suite is four.
- ALPIN — the 55 m² family suite with separate bedrooms is four to five. For more, the hotel says it can connect two rooms “via the corridor in front” — adjacent rooms, not a connecting door. Worth knowing with small children.
Air conditioning, if you also come in summer. ZAGLGUT states that since summer 2026 all its suites and chalets have air conditioning, and lists it on every one of its twelve categories — currently the only property in this guide where that is confirmed throughout. VAYA, ALPIN, Berghotel Schmittenhöhe and AlpenParks Orgler publish full equipment lists without naming it. Any review or listing describing ZAGLGUT as unairconditioned predates the 2026 installation.
Getting here in winter, and the last stretch to the hotel
Salzburg is the near airport, Munich the better-connected one. Salzburg (SZG) lies about 80 kilometres away, an hour and a quarter by car in clear conditions. Munich (MUC) is roughly 200 kilometres and about two and a half hours, but carries far more long-haul services. Both figures are free-flow driving times: on a Saturday in high season, the transfer traffic through Saalfelden and Bruck adds to them, sometimes considerably.
Arriving by train avoids that entirely. Salzburg Hauptbahnhof has a direct service to Zell am See with no change, 1 hour 33 minutes on the fastest train and roughly a departure every half hour. From the airport, trolleybus line 2 reaches the Hauptbahnhof in about 23 minutes — that one, not line 10, which goes to the city centre. Postbus line 260 also runs from the airport terminal straight to Zell am See Postplatz, hourly, in 1 hour 45 minutes.
Two of these five need a further leg. Berghotel Schmittenhöhe is reachable only by cable car, so your luggage goes up with you and the last ride of the day is a hard deadline. ZAGLGUT and AlpenParks Orgler are on the Kaprun side, 9 kilometres from Zell am See — twelve minutes by car, or 23 minutes on Postbus line 660, which leaves four times an hour at :05, :20, :35 and :50.
When the season actually runs
Two mountains, two different calendars. The Kitzsteinhorn glacier above Kaprun opens for skiing first — the operator expects around 10 October 2026, snow permitting — and runs into spring. The Schmittenhöhe above Zell am See is a winter-only mountain: its 2025/26 season ran 5 December to 6 April. If you are booking October, November or early December, the glacier is the only skiing, and only ZAGLGUT and AlpenParks Orgler on the Kaprun side put you near it.
The spring closure is longer than people expect. The Schmittenhöhe lifts stopped on 6 April 2026 and did not run again until 18 May, when the summer season began — roughly six weeks with no lift operation at all on the Zell am See side. A hotel that is genuinely ski-in/ski-out in February is simply a hotel on a hill in late April.
Berghotel Schmittenhöhe depends entirely on the cable car. At 2,000 metres and reachable only by lift, its accessibility is the lift’s operating hours, not the road’s. That is a feature in January and a constraint in the shoulder weeks — check that the mountain is running at all before booking it outside the core season.
The 2026/27 Schmittenhöhe dates had not been published when this was written, and the operator gives no firm end date for the glacier season. Treat every date here as the shape of the year rather than a guarantee, and confirm with the lift company before booking around a specific week.
Careful: these properties advertise slope access they do not have
The region has strikingly few genuine slope-side hotels but many that use the term. Three examples, measured against the properties’ own statements:
- AvenidA Panorama Suites Kaprun markets itself as a one-minute walk from the “ski area” — its own website puts it at 2.2 kilometres from the Maiskogel and 5 kilometres from the Kitzsteinhorn. There is a free ski shuttle.
- AlpenParks Chalet & Apartment AreitXpress carries the name of a lift it is not at: around 1.2 kilometres, or a two-minute drive, to the valley station, by its own account.
- Adler Resort Kaprun sits about one kilometre from the Maiskogel lift.
None of these is a bad property — but anyone booking for slope access should know the distance.
What to check when choosing
Ask for metres, not for terms. “Ski-in/ski-out”, “directly at the ski area” and “on the slopes” are not protected descriptions. A specific distance to the nearest valley station is the only answer you can rely on.
A ski depot at the property is worth more than 200 metres less walking. Storing boots and gear warm and dry, instead of carrying them through the hotel every day, changes a family holiday noticeably. Not every slope-side hotel has one — by their own statements, Berghotel Schmittenhöhe and ZAGLGUT do not.
Check the minimum stay. None of the five publishes its rules. Winter weeks in this region commonly run Saturday to Saturday — do not assume three nights in February are bookable.
Check the connection, not just the piste. If the Kitzsteinhorn is your goal, you get there faster from the Maiskogel than from a Schmittenhöhe run. The right question is not “am I on a slope?” but “how quickly do I reach the skiing I actually came for?”
